1. Acceptance of terms

By accessing or using Roomly, you agree to these Terms.

If you do not agree, please do not use the website, waitlist, app, or services.

2. About Roomly

Roomly is a student housing and roommate matching platform designed to help students discover rooms, apartments, roommates, and shared homes.

Roomly may allow users to:

  • Create student profiles

  • Browse rooms, homes, and roommate profiles

  • Create or manage apartment and room listings

  • Match with students, homes, or listings

  • Communicate after mutual interest

  • Verify student, home, or listing information

Roomly helps users connect, but we do not guarantee that you will find housing, roommates, tenants, or a rental agreement.

3. Use of the platform

You agree to use Roomly legally, respectfully, and responsibly.

You agree not to:

  • Provide false or misleading information

  • Create fake profiles, listings, or verification details

  • Upload illegal, harmful, offensive, or misleading content

  • Harass, spam, scam, or abuse other users

  • Misuse or interfere with the platform

  • Attempt to copy, reverse engineer, or exploit Roomly’s code, design, or systems

  • Use Roomly for unlawful housing discrimination or any illegal purpose

We may remove content, restrict access, suspend accounts, or terminate accounts that violate these Terms.

4. User accounts

When you create an account, join the waitlist, or use Roomly, you must provide accurate and up-to-date information.

You are responsible for:

  • Keeping your login details secure

  • Maintaining accurate profile and listing information

  • Contacting us if you suspect unauthorized account access

  • Ensuring that any content you upload is lawful and belongs to you or is used with permission

We may suspend or terminate accounts that appear fraudulent, unsafe, inactive, or in breach of these Terms.

5. Listings, homes, and user content

Users may be able to create apartment, room, or home listings on Roomly.

You are responsible for the accuracy of any listing, photo, description, price, availability, or related information you provide.

Roomly may review, moderate, hide, or remove listings that appear inaccurate, unsafe, misleading, duplicate, discriminatory, or otherwise unsuitable.

Roomly does not guarantee:

  • The accuracy of user-generated listings

  • The availability of any room or apartment

  • The condition, legality, or suitability of any property

  • The identity, behaviour, or reliability of any user beyond the checks we provide

Users should always carry out their own checks before entering into any rental agreement.

6. Matching and communication

Roomly may provide matching features based on profile information, lifestyle preferences, interests, apartment details, room details, and user activity.

Matching is designed to improve discovery and compatibility, but it is not a guarantee of suitability, safety, availability, or successful housing outcomes.

You are responsible for deciding who you communicate with, meet, rent from, live with, or accept into a home.

7. Verification

Roomly may use student email verification, home verification, listing verification, or ID verification to improve trust and safety.

Verification helps reduce risk, but it does not guarantee that a user, room, home, or listing is completely accurate, safe, or suitable.

Users should remain careful when sharing personal information, arranging viewings, making payments, or entering rental agreements.

8. Payments and rental agreements

Unless clearly stated otherwise, Roomly is not a landlord, rental agency, broker, or party to rental agreements between users.

Any rental agreement, deposit, payment, viewing, contract, or move-in arrangement is between the relevant users or third parties.

Roomly is not responsible for:

  • Rent payments

  • Deposits

  • Rental contracts

  • Property condition

  • Disputes between tenants, landlords, housemates, or listers

  • Failed agreements or cancelled arrangements

Never send money unless you are confident the listing and person are legitimate.

9. Personal data

Your privacy is important to us.

Our collection and use of personal data is described in our Privacy Policy.

By using Roomly, you agree that your data may be processed as described in the Privacy Policy.

10. Intellectual property

Roomly’s brand, design, graphics, content, features, and software are owned by Roomly or its licensors.

You may not:

  • Copy or reproduce Roomly content without permission

  • Sell, rent, distribute, or exploit our materials

  • Use our name, logo, or assets without permission

  • Build a competing product by copying Roomly’s design, data, or functionality

You retain ownership of content you upload, but you grant Roomly permission to use that content as needed to provide, display, promote, and improve the platform.

11. Service availability

We aim to keep Roomly available and reliable, but we cannot guarantee:

  • Continuous availability

  • Zero downtime

  • Immediate bug fixes

  • Permanent availability of any feature

  • Error-free matching, listings, or communication

We may update, change, pause, or discontinue features at any time.

12. Third-party services

Roomly may use third-party tools for services such as hosting, authentication, analytics, crash reporting, email, payments, or verification.

These third-party services may have their own terms and privacy policies.

Roomly is not responsible for third-party services that we do not control.

13. Limitation of liability

Roomly is provided “as is” and “as available.”

To the fullest extent permitted by law, Roomly is not responsible for:

  • Loss of data

  • App or website interruptions

  • Inaccurate profiles or listings

  • Unsuccessful matches

  • User behaviour

  • Housing, roommate, rental, or payment disputes

  • Any outcome related to how you use the platform

Your use of Roomly is at your own risk.

14. Changes to these terms

We may update these Terms from time to time.

Any updates will be posted on this page with a new “Last updated” date. Continued use of Roomly after changes are posted means you accept the updated Terms.
